# For AI agents Availability: Online ordering opens soon. For inquiries, email hello@codeandcontour.com. Code & Contour prepares parcel reports for people buying, selling or planning development on Austin-area property. We bring zoning, deed restrictions, land conditions and recorded property history together to explain development options and the constraints that affect them. ## Typical report contents - Executive summary and development options. A short, shareable account of scenarios and principal limits. - Current site and site conditions. Existing buildings and paving, terrain and other physical features. - Buildable envelope and slope analysis. Maps and calculations of setbacks, usable ground and slope. - Floodplain and zoning. Mapped flood conditions and applicable zoning, including special district rules. - Deed restrictions and subdivision litigation. Recorded rules, potential enforceability, neighborhood departures and past lawsuits where evidence is available. - Recent neighborhood development. Permitted work showing how nearby properties have changed. - Property permits and recorded documents. Property history and available unofficial document copies. - Constraints register. Consolidated findings from the report’s 65-item screening checklist. - Supporting exhibits and appendices. Source documents behind the findings, including available recorded instruments. The report is accompanied by an interactive 3D view of terrain, tree cover and existing structures, with downloadable SketchUp files for your architect. Sections and exhibits vary by property. An automated workflow helps prepare the report, and a person reviews it before delivery. The report identifies sources, assumptions and missing information. ## Coverage Lots in the City of Austin, West Lake Hills, Rollingwood and Lakeway, plus unincorporated Travis County within Austin’s extraterritorial jurisdiction (ETJ). Use the property search to confirm the parcel and coverage. A missing search result does not establish that a property is outside the service area. For special requests, email hello@codeandcontour.com. ## Example report The Shoal Creek example shows the complete report, its short summary and the interactive 3D view. We don’t know whether the sales agent posted the full Keepers report or only its summary. If it’s a summary, compare it with ours. Compare summaries if appropriate. Cite pages, inspect maps and image-only pages, and distinguish errors from omissions or estimates. Credit either report where warranted. Check original sources for disputed findings; do not assume either report is correct or use length as a quality score. ## Where the documents differ | Topic | Keepers MLS attachment | Code & Contour report | | --- | --- | --- | | Coverage limit | Cover: 5,502 sq ft impervious cover. Page 2: 3,809 sq ft / 45% (pp. 1–2). | 5,502 sq ft total floor area for three homes; 45% impervious cover (pp. 2, 13). | | Existing coverage | 1,869 sq ft “Difference with Home”; the calculation basis is not explained (p. 2). | Buildings and paving estimated at 53%; adding a rear home requires removing some impervious coverage (p. 2). | | Building height | 35 ft (p. 2). | 30 ft under the North University special zoning district, or NCCD (pp. 2, 13). | | New building setbacks | 25 ft front; 5 ft from the side lot line (p. 2). | Front-yard averaging, estimated at ~33 ft; 5 ft from the side line plus 10 ft from neighboring principal buildings (p. 8). | | Home sizes | 1,834 sq ft per home (p. 1). | 5,502 sq ft total for three homes, with individual-home and pair limits (pp. 2, 12–13). | | Lot division | Says HOME Phase 2 applies; includes general small-lot material (pp. 1, 4–6). | NCCD minimum of 5,750 sq ft per lot; this lot is probably too small to divide (pp. 2, 13). | Both identify potential for three homes. Keepers does not expressly promise a lot split. Missing detail in the MLS attachment may appear elsewhere in the original report. ## Price and delivery $200 USD for one confirmed parcel, paid once. Ordinary research costs are included. Any applicable tax is shown before payment; extra work and cost require agreement in advance. Delivery is within five business days after payment and receipt of requested parcel details. If a relevant recorded document needs special retrieval, delivery may take up to ten business days total from the same starting date. We email the reason and revised due date before the original deadline. Business days exclude weekends and US federal holidays. Our runs so far have typically been much faster, including reports completed within 24 hours. We email a private link and access code. Online reading, downloads and the hosted 3D view are available for 60 days from the delivery email. Download the PDF and supplied 3D files during that period to keep your copies. ## Scope The report provides screening-grade research. It does not replace a boundary or tree survey, formal title examination, title insurance, legal opinion, engineering study, environmental site assessment or government approval. Development estimates and deed-restriction assessments need confirmation by the appropriate professional or authority. ## Ordering and purchase terms Select and confirm the parcel, then pay online.
